Next Monthly ACC Meeting: Tuesday, February 3, 2026, at 6 p.m. at the Clubhouse Meetng Room at 17401 Van Dyke Farms Boulevard.  The deadline to submit an application to Greenacre for consideration at the meeting is 5 p.m., Friday, January 30, 2026.
 
The Architectural Control Committee (ACC) was established in accordance with Article VI, Section One of the Van Dyke Farms Homeowners' Association's Master Declaration of Conditions, Covenants, and Restrictions (Declaration). The purpose of the ACC is to review and approve plans and specifications and to approve all new buildings and structures, landscaping schemes, and repairs or improvements to ensure a community of the highest quality.  As stated in the Declaration: "No building, fence, wall, driveway, swimming pool, recreational courts, or any structure regardless of size or purpose, whether attached to or detached from the main dwelling, shall be commenced, placed, or erected on any lot; nor shall any exterior addition, or alteration be made, unless plans have been approved in writing by the Committee."
 
Homeowners should familiarize themselves with the rights and restrictions described in the Declaration and associated governing documents before submitting an application for approval to the ACC. The most relevant portion of the Declaration related to ACC applications is Article VI - Architectural Maintenance and Use Restrictions (click here to review Declaration - especially Article VI).  Further critical information is included in the Association's Guidelines and Standards to the Declaration (click here to review).  If you are submitting an application for approval to the ACC to paint the exterior of your dwelling unit and mailbox please pay particular attention to Appendix A - Exterior Paint Color Schemes (click here to review) and its Table One - Approved Exterior Colors with Example Color Schemes (click here to review). Owners planning to submit an application to paint the exterior of their dwelling unit and mailbox should visit the Exterior Color Schemes Page on this website for further details and helpful aids.  When seeking ACC approval to install a new fence or replace an existing one, or other structures, homeowners MUST include a description of the dimensions (height, length) of the proposed fence, an image of the proposed materials (vinyl, wood, metal picket, etc.), and a lot survey showing the location of the proposed fence even if you are replacing an existing fence.  The ACC must have this information to make a decision. If any of those items are not included with the application, the application will be disapproved. This could cause a significant delay for the homeowner.
 
The ACC typically meets the first Tuesday of each month to review applications from homeowners. The committee comprises five members who vote on each application. Homeowners with business before the committee are encouraged to attend meetings to provide any additional information to committee members should they have any questions.
 
The Association's Vantaca web portal administered by the Association's contracted management company, Greenacre Properties, is the recommended method for submitting ACC requests.  Homeowners may download the application here or pick one up at Greenacre Properties located at 4131 Gunn Highway and fill it out completely and return it to Greenacre Properties via mail, fax, or email.  All forms must be submitted to Greenacre Properties so they can be properly logged and date-stamped.  Competed applications must be submitted at least two (2) business days prior to the next scheduled meeting - for example - the application must be logged in and date-stamped by Greenacre Properties by close of business on by 5PM on Friday for the upcoming Tuesday meeting.  Applications submitted after that time will be reviewed at the ACC meeting the following month.
 
To submit an ACC Application online go to https://home.greenacre.com/login Select "Requests" from the menu on the left of the page and then select "ARC Request" to fill out and submit your request.  You MUST upload any required or additional documents to support your application.
