Van Dyke Farms

Van Dyke Farms is a deed restricted upscale community of 423 homes in rural northwest Hillsborough County, an area known as the lakes region.  Our neighborhood provides neat tree lined streets that meander numerous lakes and ponds, and friendly neighbors ready to welcome you.  We are located in one of the premier school districts in the region served by Hammond Elementary, Martinez Middle and Steinbrenner High Schools.  Van Dyke Farms is located in close proximity to major thoroughfares, including the Suncoast Parkway, and is only twenty minutes from Tampa International Airport, five minutes to the TPC Tampa Bay golf course, and ten minutes from the Citrus Park Mall. 
 
Van Dyke Farms offers outstanding recreational facilities including eight tennis courts (hard courts - two of which are double-lined for pickleball), two regulation outdoors basketball courts and another regulation outdoor junior basketball court, a junior hockey court, four racquetball courts, a volleyball court, soccer field, baseball and football field, and children's playground with adjoining gazebo.  A very robust professional tennis training program is provided by Dobsha Tennis Inc.  There are excellent walking, jogging, nature trails, and cycling paths within the neighborhood that many members take advantage of.  Fishing for members and their guests is available at our lakes and ponds.  There is also a newly constructed lake gazebo for members use and enjoyment.  There are tremendous nearby nature preserves, parks and trails including:  the Brooker Creek, Upper Brooker Creek and Upper Tampa Bay Nature Preserves; the Upper Tampa Bay and Suncoast Trails; and Lake and Rogers Parks.  These amenities offer wonderful opportunities for hiking, biking, jogging, bird watching and exploring.  
 
The Association regularly holds social events such as the annual spring outing (click here, here, here, here, here), garage sale, seasonal decorations (click here, here) and volunteer days (click here, here, here).  These events are great way to interact with your neighbors and guests.
 
Van Dyke Farms is a deed restricted community.  The Homeowners' Association on behalf of the homeowners has the responsibility of overseeing compliance with the Deed Restriction rules as recorded with the State of Florida.  There is an elected Board of Directors made up of homeowners in the community who oversee the process by which the rules are enforced according to Florida Statute.  Van Dyke Farms homeowners take pride in the overall appearance of the community and recognize the benefit that curbside appeal has on their property values.  
 
Van Dyke Farms is a Reclaimed Water community for use in the irrigation of common areas and individual homes.  Homeowners pay a small monthly flat fee for this privilege and are not subject to typical Hillsborough County water restrictions during periods of low rainfall.  We encourage the responsible use of water at all times.  
 
Our annual Homeowner dues are currently $800 per year, one of the lowest in the area for comparable communities.  Van Dyke Farms residents are NOT subject to C.D.D. fees unlike several of our neighboring communities.
