Van Dyke Farms
2021 Budget
 

Last night, Thursday, October 22, 2020, the Board adopted the 2021 Van Dyke Farms Homeowners' Association Budget.  The Official Budget is posted below as well as other budget formats and budget notes that explain expenditures.  The primary projects in next year's budget is the planned investment of up to $60,000 for the Phase II Playground Upgrade (click here for option one or two (photo)), we expect to move forward on this initiative just after the new year.  We have also set aside $15,000 for a major tree lift along Van Dyke Farms Boulevard. 
 
These projects are in addition to expediting six major projects over the next two months as we finish the 2020 Budget Year.  These projects include resurfacing the four basketball courts, INCLUDING LINING ONE OF THE YOUTH COURTS, THE ONE THAT NO LONGER HAS BASKETBALL POLES OR HOOPS FOR STREET HOCKEY!!!  This resurfacing and lining is scheduled for the first two weeks in December to ensure the courts are open for the Holiday Season School Break!  Other projects include purchasing and installing a pair of Regulation and Youth Soccer Goals, and a full Regulation Volleyball Net, Pole and Anchor System, both to be done by mid-November.  We are also looking to extend the Lake Gazebo Boardwalk via a concrete sidewalk to the Van Dyke Farms Boulevard, with a Bike Rack Pad, and adding circular seating around the center pole of the Lake Gazebo.  These additions should be done by mid-November.  We also approved adding a comprehensive Security System with multiple cameras, including a tag reading camera at the entrance of the Park!  The Security System should be in place in the coming weeks. 
 
Funds have also been set aside to paint the exterior of the Van Dyke Farms Wall on North Mobley and Fitzgerald, and add one or more fountains in our ponds and lakes in 2022, fourteen (14) months from now!  The Board looks forward to all these additional amenities to improve the quality of the Association's Common Area Assets for use by the member's and their guests! 
 
All this is being done while maintaining the Annual Assessment at the current rate of $750 per year.
